MAKE US YOUR ONE STOP PROPERTY PEOPLE AS...
WE OWN THE PROPERTY AND.
WE SHOW YOU THE PROPERTY.
WHEN YOU FIND THE PROPERTY YOU LIKE, WE WRITE YOUR CONTRACT
AND RETAIN EARNEST MONEY DEPOSIT
WE CLOSE YOUR PROPERTY IN OUR OFFICE.
WE RECORD YOUR DEED WITH NO CLOSING COSTS OTHER THAN
DOWNPAYMENT AND COUNTY RECORDING FEES
YOU OWN THE HOME AND/OR LAND OF YOUR DREAMS.
DON’T FORGET WE ENTERTAIN TRADE-INS, AS WELL.

WE OFFER FINANCING FOR SHORT TERM OR LONG TERM, ON MOST ALL OF OUR PROPERTIES.  WE HAVE BEEN IN HOUSE FINANCING FOR YEARS AND MANY PEOPLE LIKE OUR PLAN AS WE HAVE NO CLOSING COSTS OTHER THAN RECORDING FEES AT THE CLOSING TABLE.  YOUR CREDIT DOES NOT HAVE TO BE PERFECT, HOWEVER, WE RESERVE THE RIGHT TO PERFORM BACKGROUND AND/OR CREDIT CHECKS, IF WE SO DESIRE. UPON SPEAKING WITH YOU ABOUT YOUR CURRENT FINANCIAL STATUS AND YOUR SITUATION LOOKS FEASIBLE, YOU MUST THEN HAVE THE REQUIRED DOWN PAYMENT. WE ASK ANYWHERE FROM 20% TO 50% DOWN, HOWEVER, IN SOME INSTANCES, WE WILL ACCEPT A LESSER DOWN PAYMENT ON CERTAIN PROPERTIES, USUALLY SMALLER ACERAGE WITH SMALLER PURCHASE PRICES.  AT THIS POINT, WE WRITE A CONTRACT ON THE PROPERTY THAT YOU WISH TO PURCHASE AND GET AN AGREEABLE DEPOSIT TO HOLD THE PROPERTY FOR YOU; AMOUNT DEPENDING ON THE PROPERTY.

WITHIN 30 TO 60 DAYS, YOU BRING US THE REST OF YOUR 20 TO 50 PERCENT DOWN PAYMENT AND YOU TAKE  POSSESSION OF THE PROPERTY, (WE RESERVE THE RIGHT TO HOLD OFF ON RECORDING YOUR DEED AND DEED OF TRUST FOR 2 MONTHS, IN ORDER TO ESTABLISH AN ON- TIME PAY HISTORY.)  IF YOUR PAYMENTS ARE ON-TIME WE RECORD YOUR PAPERWORK.

YOUR 1ST PAYMENT IS SET UP FOR 30 TO 45 DAYS AFTER YOUR ACTUAL CLOSING DATE (WHEN YOU TAKE POSESSION OF THE PROPERTY).

WE CAN SET YOU UP FOR A STRAIGHT 10 TO 15 YEAR TERM OR….
WE CAN AMORTIZE YOUR PAYMENTS OVER 20, 25, OR 30 YEARS, WITH A BALLOON PAYMENT WITHIN 5 TO 10 YEARS.  A BALLOON PAYMENT SIMPLY MEANS WITHIN THAT PERIOD YOU GET OUTSIDE FINANCING AND PAY US OFF, AS YOU WILL HAVE MUCH EQUITY IN YOUR PROPERTY AT THAT TIME.  

OUR INTEREST RATE IS A FIXED 9 TO 10 PERCENT.  IT WILL NOT FLUCTUATE. 

YOU MUST NOT BE INVOLVED IN AN ONGOING BANKRUPTCY WHILE BEING APPROVED FOR FINANCING WITH US. YOU MUST DISCLOSE TO US, IF THIS IS THE CASE.

YOU MUST NOT HAVE ANY TAX LIENS AND OR GOVERNMENT IRS JUDGEMENTS AGAINST YOURSELF IF YOU ARE ENTERING IN TO AN OWNER FINANCING AGREEMENT WITH US.

WE RESERVE THE RIGHT TO OBTAIN ALL FINANCIAL INFORMATION NEEDED ON OUR BUYER IN ORDER TO SELL THE MORTGAGE, IF WE SO DESIRE.

YOU MUST CARRY HOME OWNERS INSURANCE WITH CLAYTON C BRYANT LAND CO AS FIRST MORTGAGEE, IF YOU ARE FINANCING A HOME WITH US.
YOU MUST PAY YOUR REAL-ESTATE TAXES ON THE PROPERTY THAT YOU ARE PURCHASING

IF THE PROPERTY IS A NEW CONSTRUCTION, WE ASK THAT YOU RECEIVE OUTSIDE FINANCING FROM A BANK OR MORTGAGE COMPANY, AND PAY US IN FULL.  WE RESERVE THE RIGHT TO DECIDE WHICH PROPERTIES WE WILL PROVIDE FINANCING ON.
